Impressive Numbers

Preferred Returns and IRR

We aim for 6% preferred returns and a minimum internal rate of return (IRR) of 18%, with the goal to return investments within the first quarter of the first year for 90% of our deals.

Ideal Property Occupancy

We target properties with 80% occupancy for potential value appreciation by addressing a 15-20% gap in missed occupancy, optimizing investment profitability.

Investment Strategy Execution

We focus on multifamily residential properties within the $10 million to $25 million range, occasionally extending up to $40 million, to ensure above-market returns.

Financing Standards

We secure financing for properties that are at least 95% stabilized or occupied, while also engaging in deals with lower occupancy by injecting more equity, demonstrating a flexible and strategic approach to investment acquisition.

Deal Selection Rigor

We pursue only about 2% of the deals reviewed, with a detailed vetting process that includes looking deeper into 10% of potential deals and making offers on 20% of those, emphasizing the selective nature of our investment strategy.

Off-Market Deal Acquisition

We acquire approximately 99% of deals off-market, showcasing our proactive approach and extensive network in sourcing exclusive investment opportunities.
