This method hinges on several core principles and steps designed to ensure that each investment not only yields a significant return but also contributes positively to the community and society at large. Here is a detailed outline of our approach
Our initial focus is on identifying growth-oriented, landlord-friendly markets. Criteria include regions with favorable tax laws, a rising job market, and an increasing demand for housing. This ensures our investments are positioned in areas with potential for appreciation and stable cash flow.
We prioritize multifamily residential and commercial properties that offer both tax advantages and the potential for financial returns. Our sweet spot is properties valued between $10 million and $25 million, with a preference for B- and C+ properties that cater to a wide range of tenants, excluding college student housing to avoid the volatility associated with such demographics.
Brightcove Investments focuses on undermanaged properties with an occupancy rate around 80%, allowing room for immediate value addition through improved management and operations. This criterion ensures we can quickly enhance the property's value and income potential.
Strategic Enhancements:
Our enhancement strategy is twofold:
Operational Improvements: Streamlining property management, reducing operational costs, and improving tenant satisfaction to boost occupancy and rental income.
Physical Upgrades: We selectively upgrade up to 50% of units and communal areas to modern standards, increasing property appeal and allowing for rental increases without fully diluting the potential for future value-add by subsequent investors.
Each investment is tied to initiatives that contribute to the welfare of the local community. From feeding and educating children to supporting homeless rehabilitation, our projects are designed to ensure a portion of the profits directly supports tangible, impactful social causes.
We employ a 70/30 LP/GP equity split, offering a 6% preferred return and targeting an 18% IRR for our investors. Our projects are typically structured to return capital within the first year, maximizing investor confidence and engagement.
Our exit strategy is carefully planned for a 4- to 5-year horizon, leveraging interest-only loans for the first four years to maximize cash flow and plan exits around market peaks, ensuring optimal returns for our investors. Alternatively, we consider refinancing based on market conditions, allowing investors to remain in the deal for continued cash flow.
